Arka Partners is a Midwest-focused private equity real estate firm founded on the belief that the best returns come from the least glamorous places — the apartment communities where families live, and the neighborhood centers where they shop.

Our story

Arka was founded to do a simple thing unusually well: buy durable real estate in markets we know deeply, and operate it with discipline.

We focus on the American Midwest because its fundamentals are quietly among the best in the country. Population is stable, employment is diversified, housing is undersupplied relative to coastal metros, and pricing remains rational. We don't chase trends. We don't underwrite appreciation. We buy assets that produce cash flow from day one and compound it patiently.

Our capital base is intentionally small. We partner with a limited number of family offices, high-net-worth individuals, and institutions who share our time horizon. We hold for years, not quarters. We report transparently. We measure success not by IRR marketing materials, but by whether our investors would happily invest with us again — and whether our residents and tenants are proud of where they live and work.

Every deal must work on its in-place income. If it requires a rosy exit assumption to pencil, we pass.

We cap leverage at levels that survive a downturn, not the ones that maximize a spreadsheet. Debt is a tool, not a thesis.

Alignment of interest.

The partners invest meaningful personal capital alongside every investor. Our interests are fully aligned — we only succeed when you do.

Semi-annual reports are written in plain English. Good news and bad news get the same airtime. No spin.

Most institutional capital is forced to transact. We're not. The ability to say "no" for three years is our most underrated advantage.

Who can invest with Arka?

We work with accredited family offices, HNW individuals, and select institutions who share our long-term, cash-flow-first orientation.

What is your typical hold period?

Five to ten years. We have no fund-life pressure and never sell for arbitrary timing reasons. We exit only when the market pays appropriately.

How is Arka different from a traditional PE real estate fund?

We invest deal by deal rather than from a blind pool, partners co-invest personal capital, and we report semi-annually in plain English.

What kinds of properties do you buy?

Workforce multifamily (30–150 units) and grocery-anchored neighborhood retail in secondary Midwest metros. No high-rises, hotels, or office.

What returns should I expect?

Target net IRRs in the mid-teens with meaningful current cash yield from year one. Appreciation is treated as a bonus, never a requirement.
